Architectural Design Service

BDS Gwynedd provide a full range of architectural services. We provide a tailored service; as each client has their own individual requirements it is essential that BDS Gwynedd establishes a close working relationship with the client and a deep understanding of their project.

The relationship begins with a free initial consultation, as we feel it is important to meet with all potential clients, and fully understand the project.

At BDS Gwynedd, we believe our clients should know all of the main facts and costs before committing to project, so we work on a fixed cost rather than a percentage – that way our fee isn’t determined by how expensive the build is.

Stage 1 – Survey and Design Brief

If you are happy with the initial consultation, we would then proceed to conduct a measured survey of your property. We would go through the initial design suggestions and the proposed layout, and would then discuss the final design ready for the statutory approvals.

Stage 2 – Planning Applications

Once the final design has been completed, we would then proceed on producing the necessary elevations and floorplans drawings required for submission to the Local Planning Authority. Following the submission of the application we will discuss to ensure no issues arise, and we would keep all parties updated regularly. To fully appreciate a design we can provide a 3D visualisation of the proposed design to aid yourself and the Planning Department.

Stage 3 – Building Control Package

Once the Local Planning Authority have approved the planning application, the project is one step nearer to completion. The next stage of the process is the submission of the building control package; this process will define how the proposed building is to be constructed to comply with the Local Building Control. We will undertake this whole process and deal with any queries.
