Contract Administration

Any construction project tends to fall into two main areas – the design and the build. Aligning these two phases is the role of the contract administrator. Their job is to put the design out for tender to contractors, builders, and other tradesmen, process those tenders, and draft contracts for approval. They also monitor and administrate the progress of the project.

At BDS Gwynedd, we can offer contract administration services on all our projects. Working from our Caernarfon office, we liaise with contractors across the North West Wales, including Gwynedd, Anglesey, Conwy, and beyond.

Stage 1 - Project for Tender

Once the detailed design drawings for a project have been completed, they can be put out to tender. As Contract Administrators we will compile the designs, technical drawings and other important information into a package that is sent out to potential contractors.

Stage 2 - Trusted Contractors

At BDS Gwynedd, we have worked with many well-established contractors in the Northwest Wales region. These are firms that have known for years and who share our commitments to quality workmanship and unbeatable customer service. We can recommend contractors suitable for your project and can also work with contractors which the client brings to the project.

Stage 3 - Processing Tenders and Drafting Contracts

Once we receive the tenders back from the contractors, we review them and provide a tender report and will select the contractor through consultation with the client. Once the preferred contractor has been selected, we draft the contract for the project. These legal documents are administrated throughout the course of the construction programme.

Stage 4 - Contract Administration

As the building project progresses, we receive regular reports from the contractors and undertake our own inspections of the proposed works. We pay close attention to the terms of the contract, activating and administrating any clauses that are triggered during the construction process.

Stage 5 - Progress Reports and Updates

We provide regular progress reports to our clients throughout the construction process. These include updates from the contractors, as well as our own observations from the site visits, plus any conclusions we may have drawn. We also hold design team meetings and technical meetings throughout the construction programme to discuss how the works are proceeding and to field any queries.
